These Terms and Conditions apply when you use the Gas Certify website, book a service, purchase a product, request a quote, join HomeCare Club, or use any service provided by Gas Certify Ltd.

Please read these terms carefully before placing an order or using our services.

By using our website or booking a service, you agree to these Terms and Conditions.

In these terms, “Gas Certify”, “we”, “us”, or “our” means Gas Certify Ltd.

“You”, “customer”, or “client” means the person, landlord, homeowner, tenant, property manager, letting agent, company, or organisation using our website or booking our services.


3. Services We Provide

Gas Certify provides property compliance, gas, heating, boiler, electrical, and home maintenance-related services.

Our services may include:

  • Gas Safety Certificate / CP12
  • Boiler service
  • EICR Certificate
  • Landlord Compliance Bundle
  • Carbon Monoxide Alarm supply and fitting
  • Smoke Alarm supply and fitting
  • Heat Alarm supply and fitting
  • Boiler repair enquiries
  • Boiler installation enquiries
  • Power flushing enquiries
  • Emergency service requests
  • HomeCare Club membership and scheduled annual maintenance plans
  • Booking, reminders, certificates, reports, and customer dashboard access

Some services are fixed-price. Some services require a custom quote depending on property size, appliance count, access, condition, urgency, location, and required work.


4. Service Area and Availability

Gas Certify primarily serves London and selected surrounding areas.

Service availability may depend on:

  • Postcode
  • Engineer availability
  • Appointment date and time
  • Selected service
  • Property type
  • Access requirements
  • Urgency
  • Safety conditions
  • Specialist qualification requirements

We reserve the right to refuse, reschedule, or cancel a booking where the area, service, property condition, or access requirement cannot reasonably be supported.


5. Online Booking

When you place a booking, you must provide accurate and complete information.

This may include:

  • Full name
  • Contact details
  • Service address
  • Billing details
  • Property type
  • Number of bedrooms
  • Number of gas appliances
  • Access details
  • Tenant or occupier details, if applicable
  • Selected service
  • Preferred appointment date and time
  • Any relevant notes or safety information

You are responsible for checking that all booking details are correct before submitting your order.


6. Prices

Prices shown on our website may include fixed prices, “from” prices, add-on prices, and quote-based services.

Examples of service pricing may include:

  • Gas Safety Certificate / CP12 from the displayed starting price
  • Boiler Service at the displayed service price
  • EICR Certificate based on selected property size
  • Landlord Compliance Bundle based on selected property size
  • Add-ons such as Carbon Monoxide Alarms, Smoke Alarms, Heat Alarms, urgent booking fees, additional gas appliances, or access-related charges

Final prices may vary depending on:

  • Number of appliances
  • Property size
  • Number of bedrooms
  • HMO status
  • Urgency
  • Parking or congestion charges
  • Difficult access
  • Remedial work
  • Parts required
  • Labour time
  • Property condition
  • Whether a custom quote is required

Any additional charges should be displayed during booking, quoted separately, or confirmed before additional work is carried out.


7. “From” Prices

A “from” price means the starting price for a basic or standard version of a service.

The final price may be higher if you select additional options, larger property sizes, additional appliances, urgent appointments, add-ons, or extra services.

Once you select a service option in the booking flow, the selected price becomes the active booking price.


8. Payment

Payment may be required:

  • At the time of booking
  • Before the appointment
  • After completion
  • On invoice
  • On a recurring basis for membership plans

The payment method and timing will depend on the selected service or plan.

We may use third-party payment processors. By making payment, you agree to the payment provider’s terms and conditions.

We reserve the right to cancel or delay a booking if payment is not received when required.


9. Appointment Times

We will try to attend at the agreed appointment time or within the agreed appointment window.

However, appointment times may be affected by:

  • Traffic
  • Parking
  • Previous appointments
  • Engineer availability
  • Emergency jobs
  • Access delays
  • Weather
  • Safety issues
  • Parts or equipment availability

We are not liable for reasonable delays outside our control.

If we need to reschedule, we will contact you using the details you provided.


10. Customer Access Responsibilities

You must make sure:

  • The engineer can access the property at the agreed time
  • Someone authorised is available, if required
  • Keys, entry codes, concierge details, or tenant access details are correct
  • Appliances, meters, boilers, fuse boards, consumer units, alarms, and relevant areas are accessible
  • The property is safe for the engineer to enter and work in
  • Pets are safely secured
  • Parking or access instructions are clear

If the engineer cannot access the property, we may charge a missed appointment, callout, or cancellation fee.


11. Tenant and Occupier Access

If you are a landlord, letting agent, or property manager, you are responsible for arranging access with the tenant or occupier.

You must ensure you have the right to provide us with tenant or occupier contact details.

We may contact tenants or occupiers only for service-related purposes, such as confirming access or appointment times.


12. Safety Conditions

Our engineers and contractors may refuse to start or continue work if they believe the property, appliance, installation, access, or working environment is unsafe.

This may include:

  • Unsafe gas installation
  • Unsafe electrical installation
  • Blocked or inaccessible appliances
  • Dangerous property conditions
  • Aggressive behaviour
  • Unsanitary working conditions
  • No safe access
  • Suspected illegal, unsafe, or non-compliant work
  • Risk to the engineer, occupants, or the public

In such cases, fees may still apply for attendance, inspection, diagnosis, or time spent.


13. Gas Safety Certificates / CP12

A Gas Safety Certificate / CP12 is issued only where the relevant inspection has been completed and the engineer is satisfied that the required checks can be recorded.

The customer is responsible for ensuring all gas appliances, flues, meters, and relevant areas are accessible.

If an appliance is unsafe, inaccessible, disconnected, missing, or cannot be checked, this may affect the certificate or result in advisory, warning, or unsafe classification.

Gas safety checks must be carried out by suitably qualified Gas Safe registered engineers.


14. Boiler Service

A standard boiler service includes routine checks and servicing appropriate to the appliance and the service selected.

A boiler service does not include:

  • Repairs
  • Replacement parts
  • Power flushing
  • Major cleaning
  • System upgrades
  • Manufacturer warranty repairs
  • Rectifying installation faults
  • Remedial work
  • Additional appliances unless selected or quoted

Any additional work will be quoted separately.


15. EICR Certificates

An Electrical Installation Condition Report is based on the accessible electrical installation and the inspection/testing carried out.

The EICR outcome may be satisfactory or unsatisfactory.

If remedial work is required, it is not included in the EICR inspection price unless specifically stated.

Any remedial work will be quoted separately.

Property size, circuits, installation complexity, access, and HMO status may affect the price and availability.


16. Landlord Compliance Bundle

The Landlord Compliance Bundle may include:

  • Gas Safety Check / CP12
  • Boiler Service
  • EICR Certificate

The exact bundle price depends on the selected property size and any additional options.

The bundle does not include:

  • Repairs
  • Parts
  • Failed EICR remedial work
  • Extra appliances unless included or selected
  • Parking or congestion charges
  • Difficult access charges
  • HMO or large property work unless quoted

If a property is larger, complex, or an HMO, a custom quote may be required.


17. Alarms and Add-On Products

We may offer add-on products such as:

  • Carbon Monoxide Alarm
  • Smoke Alarm
  • Heat Alarm

Add-on pricing normally covers standard supply and fitting only.

Additional charges may apply if installation is complex, access is difficult, the property requires additional work, or suitable installation conditions are not available.

Carbon monoxide alarms detect carbon monoxide, also known as CO. They are not CO2 alarms.


18. Emergency and Urgent Appointments

Emergency or urgent appointment availability is not guaranteed.

Urgent booking fees may apply where a faster appointment is requested or where the appointment is within a short timeframe.

Emergency service, diagnosis, attendance, labour, parts, and repairs may be charged separately depending on the situation.

We do not guarantee that any issue can be fixed during the first visit.


19. Quotes

Some services are quote-based.

Quote-based services may include:

  • Boiler repair
  • Boiler installation
  • Power flushing
  • Failed EICR remedial work
  • HMO work
  • Large properties
  • Complex installations
  • Non-standard access
  • Specialist work

Quotes may be based on information you provide, photos, survey findings, inspection results, or engineer assessment.

A quote may change if the actual property condition, scope, access, risk, or required work is different from the information originally provided.


20. Cancellations and Rescheduling

If you need to cancel or reschedule, you should contact us as soon as possible.

We may charge a cancellation or missed appointment fee where:

  • You cancel at short notice
  • The engineer is already on the way
  • The engineer attends but cannot access the property
  • The customer, tenant, or authorised person is unavailable
  • Incorrect information was provided
  • The property is unsafe or inaccessible
  • We have already incurred costs

Where legally required, cancellation rights will be respected.

If a service has already started with your agreement, you may be required to pay for work completed, attendance, costs incurred, or loss directly caused by cancellation.


21. Consumer Cancellation Rights

Where you are a consumer and you book online, by phone, or remotely, you may have legal cancellation rights.

If you ask us to begin work before any applicable cancellation period ends, you acknowledge that you may lose the right to cancel once the service has been fully performed.

If the service has started but has not been fully completed, you may be required to pay a reasonable amount for the work already carried out.

These rights may not apply in the same way to urgent repair requests, fully completed services, business customers, or certain customised services.


22. Refunds

Refunds are assessed based on:

  • The service purchased
  • Whether the appointment was attended
  • Whether work started or was completed
  • Whether the customer cancelled
  • Whether access was provided
  • Whether costs were incurred
  • Whether the service was quote-based, urgent, or custom

Refunds will normally be made using the original payment method where possible.

We may deduct reasonable costs where permitted by law.


23. HomeCare Club

HomeCare Club is a scheduled annual maintenance plan, member area, and customer support benefit provided by Gas Certify.

It may include benefits such as:

  • CP12 support
  • Annual boiler service depending on plan
  • EICR depending on plan
  • Reminders
  • Dashboard access
  • Priority booking benefits
  • Member-only resources
  • Referral benefits
  • Service organisation support

HomeCare Club is not an insurance product.

It does not provide insurance cover, breakdown cover, emergency repair cover, guaranteed repair work, or replacement parts unless clearly stated in writing.

Repairs, parts, remedial work, emergency work, and additional services may be charged separately.


24. Membership Billing

HomeCare Club may be billed monthly, annually, or as otherwise shown at checkout.

By joining a paid membership, you authorise us or our payment provider to collect recurring payments according to the selected billing plan.

You are responsible for keeping your payment details up to date.

If payment fails, we may suspend or cancel membership benefits.


25. Membership Cancellation

You may cancel your HomeCare Club membership according to the cancellation process shown on the website or by contacting us.

Cancellation does not automatically refund services already provided, booked, reserved, or completed.

If you received discounted or included services as part of a plan, we may adjust any refund or final balance where permitted by law and where services have already been provided.


26. Referral Programme

If we offer a referral programme, referral rewards will be subject to the rules shown on the referral page.

We may change, pause, or withdraw referral offers at any time.

Referral rewards may be refused where we suspect abuse, duplicate accounts, fraud, self-referral, cancelled orders, refunded orders, or breach of terms.


27. Customer Responsibilities

You agree to:

  • Provide accurate information
  • Pay all applicable charges
  • Ensure safe and reasonable access
  • Inform us of hazards or access issues
  • Obtain tenant or occupier consent where required
  • Not misuse the website, booking system, or member area
  • Not provide false, misleading, or incomplete information
  • Not abuse, threaten, or harass staff, engineers, or contractors

28. Engineer and Contractor Network

Gas Certify may use employees, contractors, partner engineers, or third-party service providers.

All gas work requiring Gas Safe registration must be carried out by appropriately qualified Gas Safe registered engineers.

Electrical work should be carried out by competent and appropriately qualified persons.

We aim to use suitable professionals for the relevant service.


29. Certificates and Reports

Certificates, inspection records, reports, and documents may be provided digitally.

You are responsible for checking all details on certificates and notifying us promptly if you believe any information is incorrect.

We are not responsible for customer delays caused by incorrect details provided at booking, missing access, inaccessible appliances, or failure to provide required information.


30. Website Use

You must not use our website or systems to:

  • Break the law
  • Interfere with website security
  • Upload harmful code
  • Copy or scrape content without permission
  • Misuse booking forms
  • Submit false bookings
  • Attempt unauthorised access
  • Abuse support or communication channels

We may restrict or block access where misuse is suspected.


31. Intellectual Property

All website content, branding, designs, text, images, graphics, service descriptions, layouts, and materials belong to Gas Certify Ltd or our licensors unless stated otherwise.

You may not copy, reproduce, sell, publish, or use our materials for commercial purposes without written permission.


32. Third-Party Tools and Links

Our website may use or link to third-party platforms, including payment processors, booking tools, calendars, CRM systems, communication tools, analytics providers, or external websites.

We are not responsible for third-party websites or platforms.

Your use of third-party services may be subject to their own terms and privacy policies.


33. Liability

We aim to provide services with reasonable care and skill.

Nothing in these terms limits liability where it would be unlawful to do so.

Subject to applicable law, we are not liable for:

  • Loss caused by incorrect customer information
  • Missed appointments due to lack of access
  • Delays outside our control
  • Pre-existing faults or unsafe installations
  • Hidden defects
  • Failure caused by third-party systems
  • Loss of profit, business, rent, income, or opportunity
  • Indirect or consequential loss
  • Tenant or occupier failure to provide access
  • Customer failure to act on safety advice or remedial recommendations

Our liability for a service will normally be limited to the amount paid for that specific service, except where the law does not allow such limitation.


34. Events Outside Our Control

We are not responsible for delay or failure caused by events outside our reasonable control, including:

  • Severe weather
  • Traffic disruption
  • Engineer illness
  • Vehicle breakdown
  • Supplier delays
  • Emergency callouts
  • Power failure
  • Internet or platform outage
  • Government restrictions
  • Safety risks
  • Industrial action
  • Acts of God or force majeure events

35. Complaints

If you have a complaint, please contact us as soon as possible.

These Terms and Conditions are governed by the laws of England and Wales.

The courts of England and Wales will have jurisdiction, subject to any mandatory consumer rights that apply.
